Stop Upzoning in the Bronx

On September 21, 2020, Joseph Bivona, one of the members of Throggs Neck Associates LLC. Sent a request in writing to NYC Planning Commissioner Hon. Marisa Lago to amend the zoning map for Bronx Block 5307, lots 55,58,61,63,64,66,77,73,75,76 and Block 5312, lots 1,10,19 and p/o 21, Block 5309, lot 1,7,11,35,36,41,42,44,47,50,54 and p/o Lot 60 and Block 5306, Lots 8,18,19,22,23,231,28,30,31 Bronx, New York (Collectively, the 'Project Area') See attached letter.

In Essence the request is to change all of these Block and Lots on Bruckner Blvd from the corner of Crosby (Foodtown) to Gifford Avenue. The request is to up zone the lots from 2 story one and two family homes with a maximum height of 35 feet to four new Mixed Use Eight Story Buildings with approximately 240,000 square feet and close to 400 residential units.

The approval of this up zoning will usher in a new era in Throggs Neck and will allow all developers in the future to request up zoning and variances to build large buildings throughout our community. If we do not put a stop to this before it begins, our community and our way of life will never be the same. Our schools will be more crowded, our parking will be worse than it already is, our property values will deflate, while our infrastructure which is already overburdened, will become a larger burden on our Police, Fire and Sanitation Departments.

We must demand a stop to this application. This is not only about one building or development. This is about the future of our community. If we allow this up zoning to take place, our community will soon become more large buildings and will reduce our quality of life.

Your support is needed to let those who have the power to put a stop to this know how we feel. We must not allow the greed of these developers to ruin our quality of life. This issue will not stop here, we will have to fight these developers on future applications as they try to over develop The Bronx. We will stand ready to challenge those applications in the future as well.
